Los Feliz Estates Developed in the mid 1960’s by Harlan Lee and Associates, Los Feliz Estates it consists of eleven streets with approximately 200 residences. This area has one of the lowest crime rates in the area thanks to its 24-hour security patrol. The CC&R’s require homeowner association dues of approximately $2,000 per year. Best known for its wide streets and great views, the streets are generally on straight and level terraces that are “single-loaded”, meaning homes are sited on only one side of the street. Most homes are one-story and have flat gardens with pools. Because the homes are newer than 1960, the floor plans tend to afford modern amenities such as family rooms; large, eat-in kitchens; three or more bedrooms and attached garages with direct-access to the home. When the development was first for sale in the 1960’s, eight different home styles were offered to potential buyers including New England, Oriental and Ranch, with interior floor plans averaging 3,000 square feet.

Boundaries: Located next to Griffith Park between Hobart Avenue to the West and Wiona Blvd to the east.
